Case Study

100 Cambridgepark Drive, Cambridge, MA

100 Cambridgepark Drive is a 5-story office building located in West Cambridge.  The building is part of a three-building complex located less than a quarter mile from the Alewife MBTA station. Transatlantic acquired the building in 2004 for $27,000,000.  Transatlantic partnered with an institutional investor and a group of private investors to make the purchase which was financed with a loan from UBS.  Transatlantic managed the lease-up of the vacant spaces in the building, including an on-site day care facility, and improved the building’s positioning with the investment of modest amounts of capital.  Through its focus on hands-on management and proactive tenant relations, tenant retention was high resulting in modest requirements for tenant improvement expenses and leasing commissions.  The building was sold at the end of its projected 10-year hold, in 2014, for $41,500,000 yielding a 17% IRR to the private investors in the deal.
